Energy efficiency, environmental impact, and cost savings
incentive analysis program

Mission: To assess properties and explore possible improvement options in the areas of energy efficiency and environmental impact, and to take advantage of “green” incentives to promote cost saving for tenants and property owners and lessen environmental impact in Northern Nevada.

With numerous State and Federal incentives available to facilitate the implementation of cost effective energy efficiency improvements, two things are likely:

  1. You can save money with increased energy efficiency
  2. You may already qualify for “green” incentives, and through lifecycle cost analysis we can
    easily determine what improvements provide attractive returns on your investment.

In 2005, Nevada Legislature passed Assembly Bill 3 providing the platform for the adoption of the United States Green Building Council’s Leadership in Energy and Environmental Design (USGBC LEED) building certification system.  Many of Nevada’s incentives are now based on LEED standards.
                              
LEED certification is awarded to buildings that represent high-performance, sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality. Each standard has different levels of achievement, beginning with LEED Certified and continue to Silver, Gold and Platinum certification.

Although complete LEED certification is one option, there may be less involved options to take advantage of other incentive programs.

Example improvements may include:

Improved lighting - reduces operating costs over period of lease and increases worker productivity.
Improved insulation – reduced energy consumption and creates a healthier, more pleasing work environment.
Ensuring proper  HVAC operation and schedule – At an average of 55% of utility costs, simple adjustments may equal big savings and increased occupant comfort

-Corporate Energy Efficient tax Credits and Deductions
-Accelerated Depreciation Deductions
-Energy Efficient Appliance Tax Credit for Manufacturers
-Property Tax Abatement or Exemption
-NV Energy – SureBet Business Energy Efficiency Program

Whether you take advantage of energy efficiency, the numerous incentives, or the LEED certification system, it is important to know what your options are.  Significant cost savings and incentives may be right under your nose!
