Tom Miller of Miller Industrial Properties recently negotiated a lease renewal for Microflex, a leading designer and manufacturer of disposable gloves for automotive, first responder, laboratory and dental industries. In 2012, Microflex partnered with Tom to find an appropriate facility for its company headquarters. After a review of the company’s needs, including its potential for growth, Tom identified the perfect site in northwest Reno. Since then, he has negotiated two lease renewals at that facility and in both instances was able to secure significant capital improvements to the facility while keeping rent at or below market rate.
“Tom at Miller Industrial Properties has been invaluable to Microflex,” said David Driesner, vice president of channel development. “He’s continued to work on our behalf through two lease renewals. It’s not something that tenants always consider, but using an agent for a lease renewal can be a big benefit. In our case, Tom was able to negotiate property upgrades without negatively impacting rent.”
David is absolutely correct – many tenants don’t feel an agent is necessary for a simple lease renewal. But the savvy tenant understands the value.
