The massive industrial project east of Reno/Sparks, in Patrick, has been gaining momentum for the past few years. Companies have been steadily moving into the park and growth seems to be increasing at a strong rate. The parks infrastructure has kept pace so far with land sales. Roads are being built, railroad tracks have been extended, the sewage treatment plant has been expanded and all other utilities have been extended. This ‘paves the way ‘literally and figuratively for increased land sales and development.
New elements are being added to the park as well. Such as the new Interstate 80 interchange that has been in the works for the years and being built by Q. and D. Construction for the past year. This new interchange drops traffic neatly right over the railroad, the Truckee and right onto main street; USA Parkway. Moving along this wide, 4 lane road shows the current level of development in this area of the park; phase 1. To your right you see the huge James Hardy plant that recently completed a big expansion. A rail served facility that manufactures cement based board products for the housing industry. You also see the brand new Tire Rack warehouse and up on the hill, the new PPG coatings plant. As you proceed towards the well known Wal-Mart facility, you see lots of new activity as well. Petsmart’s new warehouse is moving toward completion. The new Northern Nevada Food Bank facility is under way. Dynamic Isolation Systems’ new 100,000 upscale manufacturing facility will be completed in March, 2008. This facility has a separate 40,000 sf portion that is available for lease. And this small recap only scratches the surface of what is going on out there. Lance Gilman reports that over 7 million sf of buildings exist now. Storey County is getting a facility on land provided by the park for a new Fire Station, Police Station and County Admin. offices. Hopes are to have this on line in very late 2008.
This park has been popular in 2006 and 2007 with industrial developers for ‘big box’ warehouses. Anything in the range of 250,000 sf. up to 600,000+ sf.. Developers all wanted inventory in TRIC and they all jumped in. Most product was coming on line Just in time for the credit crunch and general economic lull to hit. There is no small amount of vacant big box inventory at TRIC currently and more inventory is yet on the way. In an encouraging note, CB Richard Ellis has completed a long term lease with a fencing importer at 2777 USA Parkway for 140,000 sf. Carole Miller, of Miller Industrial Properties has completed a long term lease of 100,000 sf to a building materials supplier in the same property, only last week. These are positive signs that while the economy may be slower than previous years, there still is some activity and the TRI Center is a very viable and attractive location.
The Reno-Sparks / East I-80 corridor industrial market has grown to about 69 million sf. of warehousing and manufacturing users. In doing so, most all of the developable land in the Reno-Sparks immediate market have been consumed. Some land still exists in Stead and Spanish Springs has some land available. But by and large, the big players in the future industrial development of Northern Nevada’s will be the TRI Center and the Crossroads Commerce Park in Fernley. And with plentiful land, water, rail and state of the art utilities, they will accommodate the areas future growth for the next decade.
